Meridia Capital expands its portfolio of offices
The investment fund manager, through MERIDIA IV, acquired the property at Avenida Meridiana, 38, situated in the influential 22@ district. Through this acquisition, MERIDIA sought to modernize and activate the building for the office market. Numerous companies, including many multinational corporations, are considering this location to set up their new offices.

The property covers nearly 5,500 sq. m, comprising a parking floor, ground floor, and 7 above-ground levels. Originally designated as a co-working space, each floor is intended for a prospective client, though it is presently undergoing the commercialization process. FLULLE spearheaded the refurbishment, and we managed civil works, electrical and mechanical installations, fire protection systems, telecommunications, and all special facilities, in addition to handling a portion of the equipment.
As key milestones, we upgraded the thermal production facilities on the rooftop with the aim of linking them to the Districlima district network (Districlima, founded in 2002, pioneered Spain’s first urban network for distributing heat and cold, utilized for heating, air conditioning, and domestic hot water). This connection enabled us to repurpose the expansive rooftop for the benefit of new tenants. Transformed into a landscaped area, it now serves as an ideal space for various events or after-work gatherings.
We also orchestrated the complete rehabilitation of both facades—along Avenida de Meridiana and Calle Juan de Austria—bestowing the building with a fresh, contemporary image that aligns with the new project.
