Royal Premier, a company in the business of real estate consultancy, development and sales and acquisition, became the owner of the landmark palace located at 10 La Palma street in the Madrid district of Malasaña. It is a 2,922 m² building, built in 1788 by order of Carlos III in order to house the Royal Candle Factory. Their last tenant was the well-known Concept Store "El Paracaidista".
The owner, after acquiring the building, set a complete interior outfitting in motion, respecting the historic facade and the large central skylight. The objectives were updating defective general facilities, a substantial improvement of the property common areas and adapting it to current regulations on evacuation issues, FP, etc... and thus being able to present future tenants with a functional space consistent with 21st century requirements, and for him to be able to envision his fit-out project within an architectural jewel dating from the 18th century.
The actions carried out were:
• Design of a new state-of-the-art air conditioning system combining VRF (Variable Refrigerant Flow) systems and water systems technology. • Replacement of electrical installation panels and wiring • Design of a domestic hot water (DHW) production system through aerothermal units with high summer/winter seasonal yields. The installation is designed in accordance with DB-HS4 Building Technical Code • Revamping of Fire Protection fittings • General masonry in common areas and sanitation areas. • Dismantling of security facilities
A great project carried out within very short deadlines and with excellent results.
