Without losing sight of our recent delivery from Barcelona to Zurich, Ausi&agrave;s March 36-40, today we're excited to share Casa Tecla Sala, the first rationalist project in the city that is reopening its doors. A project with leadership wood, we continue hand in hand with Zurich. A protected building in the center of Barcelona that has been carefully restored to become a unique and highly representative workspace capable of leading the corporate future of the city.
This building is part of a collection of iconic properties in the center of Barcelona transformed into cutting-edge offices. An impressive project of almost 7,000 m&sup2; of pure history, 11 floors of offices and services, 3 terraces, and garden areas, entirely in line with the new times.
The Building that Revolutionized Barcelona in 1929
Tecla Sala, an unusual icon. Tecla Sala Miralpeix used her legacy to build one of the great textile empires in the province and offer better conditions to workers. Every space in this building is pure history. A project grounded in the innovative spirit of businesswoman Tecla Sala and architect Francesc Folguera, who introduced unprecedented advances in the city. Its eight floors marked the height of the Eixample for years, inspiring a whole new generation of properties to rethink their layout thanks to the use of the elevator.

In November, the Spanish Offices Association (AEO) hosted the Gala for the 8th edition of the AEO Awards for 2023, featuring 47 nominations across various categories. It was a thrilling night for FLULLE, with nominations for two projects in the Best Office Implementation category: LOOM Ferreter&iacute;a in Barcelona and the Grupo Anaya headquarters in Madrid.
The Implementation category victory was secured by the Grupo Anaya Headquarters, recognized for its pivotal role in the corporate transformation of the company. The project successfully retained the company&rsquo;s essence while actively contributing to the integration of innovative work methodologies and fostering a sense of belonging among employees.
Sharing this news fills us with immense pride. We were already elated to have two FLULLE-executed projects among the finalists for the Spanish Offices Association AEO Awards of the Spanish Offices Association. The fact that one of these projects emerged as the winner adds to our joy.

For many years FLULLE has managed projects in Barcelona from Madrid. Thanks to our customer&rsquo;s trust, these last two years the number of projects carried out in Barcelona has been strategically significant and therefore, as per one of our 2022 Strategic Roadmap objectives, we have decided to open an office.
All that was left to do was choosing a location. Being specialists in outfitting of coworking areas, we understood that these projects that have given us so much prestige in previous occasions should be our showcase for the opening of this and potentially future offices.

Our Quality and Environment department attended the first AENOR FOCUS SDG meeting last week. A symposium where several leading companies in their corresponding areas of activity shared experience and learnings when integrating SDGs into their companies&rsquo; mission, vision and strategy.
Relevant to this, here are some of the insights shared by attendees:

 <li>FERROVIAL: &ldquo;We are looking for an economy oriented towards SDGs (Sustainable Development Goals). Governments are already working in that direction... We have to work towards being sustainable.&rdquo;</li>

We have duly noticed the new developments discussed during technical sessions ST-17 "Tools to escalate energetic refurbishment" and ST-15 "Circular economy in construction", where a multitude of experts and industry specialists have discussed legislative developments, implementation methods, financing mechanisms and the barriers we find today to set in motion what will without a doubt become one of the main drivers leading to our target in carbon emissions reduction set by the EU and the ERESEE 2020 on a State level.

We landed in Barcelona, Spain, specifically District 22@. On this occasion, our client LOOM, Merlin Properties&rsquo; flexible spaces brand, and one of the main national level operators, has trusted us with the comprehensive refurbishment of a very special industrial building, as it used to be an old hardware store dating from 1914, and sitting at number 128 Pere IV street. The building has an acting surface of 2.200m2 (22.700ft2) above and below ground level. This wonderful project has two very different phases, the first being comprehensive property upgrade and the second being the outfitting of a coworking office space.
In this first phase, we will carry out the demolition of the fourth floor and current main deck, in order to construct a new floor with a metallic structure and the raising of the fifth floor in order to install new solar panels equipment. We will also build a new 99m2 (1.065ft2) basement level where we will concentrate supply storage and technical rooms.
In a second phase, we will take on the implantation of the new LOOM Hardware Store. The deadline for delivery is 13 months.

We have the pleasure of announcing that, after three days of auditing, at FLULLE we have met the Monitoring Audit standards for our integrated QC and EP management systems, certified by AENOR for FLULLE Fit-Out and Property Upgrade, and FLULLE Installations.
The scope of our certifications includes execution and project maintenance activities in low and medium voltage electrical facilities, telecoms projects and installation and fire protection maintenance in our installations area. The same applies to our construction, refurbishment and maintenance activities (Facility Services) in our construction area.

On last Saturday, January 30th, we had one of those days you look forward to with enthusiasm and expectation, wishing for everything to go as we had planned it.
The whole FLULLE construction team involved (site manager, engineers, our workplace risk assessment head, operators&hellip;) were ready and coordinated to proceed with the hoisting to the roof and later assembly and connection setup of the climate control systems and generators for the building sitting at 100, Ortega Y Gasset street in Madrid, Spain, owned by our client Colonial Inmobiliaria.

This red-bricked building, with close to 86.000ft&sup2; of surface area and former Interior Ministry headquarters, is going through a comprehensive refurbishment program. It was decided to hire FLULLE&rsquo;s services under an approved project to remodel the entire facilities, while preserving the structure girders and the facade.

Today, we would like to share with you the project&rsquo;s key elements that we are fitting the building with in order to turn it into a proper and modern office working space. These are the elements depicted in the following pictures, namely:
<ul>
 <li>Installation of Climaveneta 4-tube heat pumps, a manufacturer recently acquired by Mitsubishi Electric. With these pumps, also known as &ldquo;production equipment&rdquo;, we are able to produce and store hot and cold water simultaneously.</li>
 <li>Installation of two momentum-driven 5.000 liters (1.320 US gal) water towers custom-made for our client.</li>
 <li>The most attention-grabbing element of them all given its size, the Air Treatment/Climate Control Unit (CCU) manufactured by TROX. This system will be the one in charge of the primary ventilation air, which will secure a proper air circulation volume within the building. This piece of equipment also has a moistening unit (geared towards the preservation of correct relative humidity parameters in the building), and it also has filtering units. The rotative recovery unit stands out, as one of the CCU modules, whose function is to recover the energy from air pumped outside of the building, guaranteeing a great reduction in global energy consumption within the building.</li>
 <li>Deployment of solar panels to meet the demand of sanitary hot water.</li>

Moreover, we seize the opportunity to hoist and assemble the generator, model QIS 65 made by Atlas Copco, with a 51kW capacity.
Through the available photos, we hope you can get an idea of the complexity of such an installation that we managed to safely and successfully carry out, while following all safety guidelines required. Slowly but surely, we advance towards delivery of the building in due time and proper course.

Our outfitting has great impact not only from an interior design perspective where compartmentalization via drywalls and dividers creates interesting areas full of detail, but also from facilities with a number of tailor-made modifications to it (electrical, lighting, mechanical, FP, security, data and voice coms).
In a few days we will coordinate logistics and assembly of the property-supplied operating furniture.

ALICANTE. The arrival of the British flexible spaces giant Regus to Alicante is closer by the minute. As published by Alicante Plaza back in February, IWG&rsquo;s business centers brand has booked an agreement with Business World Alicante (BWA) to assume operations of the former Casa del Mar in the port of Alicante, converted by Javier Reina&rsquo;s firm into a successful business center in the past three years. The arrival of the pandemic has pushed back the world leader in flexible work&rsquo;s plans, but it hasn&rsquo;t stopped them.
Thus, IWG and BWA have already chosen the company in charge of reconditioning works in the port business center in order to modernize it and adapt it to Regus&rsquo; standards, as confirmed by Reina to this newspaper during an interview aimed at exploring the flexible offices industry&rsquo;s challenges after Covid-19, that will be published as a whole this Sunday. The company in charge of works is FLULLE, from Madrid, who has already worked with their British counterpart in multiple occasions, and is precisely specialized in construction of flexible offices.
&ldquo;The port managing body approved the partial transfer of the building&rdquo;, remembers Reina, who maintains operation of the two restaurants, &ldquo;conditional to the building&rsquo;s transformation to improve the premises. It&rsquo;s an important investment, as the transfer agreement contemplated a budget of no less than 1.5 million Euros&rdquo;, which will be absorbed by both parts. Now, once the construction company has been chosen through an internal tender&rdquo;, BWA and Regus have already presented the project to the Port Authority, and they are pending technical approval to commence works.
The intent of both companies, as explained by Business World Alicante&rsquo;s CEO, to be able to seize the opportunity to begin refurbishments during the month of August, since activity in the building will be lower, and they are aiming for the job to be done by October or November, at which point Regus will take control of the building.
3.000 square meters for flexible work
Regus (IWG&rsquo;s brand for business centers) had been looking for a location in Alicante for more than a year, and they finally reached an agreement with Reina for a partial transfer of the building space. BWA holds a concession for the next 27 years (agreed upon in 2016), meaning that they will continue being port concessionaires and Regus will become, through this agreement, the operator of the whole building, except for the two restaurant areas.
The British flexible spaces behemoth, holding an 11% global market share, usually looks for buildings starting at 4.000m2 (43.000ft2) in order to adapt them to its model. BWA is slightly smaller, but their new operator trusts in its ability to properly exploit the branch with the aforementioned refurbishment. The first Regus space in Alicante (the brand is present in Madrid, Barcelona, Sevilla, Valencia and M&aacute;laga) is located on a favored enclave next to the port, and it offers all the benefits of flexible work through more than 3.000m2 (32.000ft2) distributed across 6 floors.
Philippe Jim&eacute;nez, Country Manager for Regus in Spain, stressed last February that &ldquo;Alicante is a strategic city and with great economic potential in which Regus wishes to have a presence to provide an answer to all the needs that workers might have in order to boost their productivity, while at the same time developing relations among professionals&rdquo;. Javier Reina, on his part, emphasized that &ldquo;Alicante is a benchmark for tourism and with this solution we&rsquo;ll be able to seduce all sorts of national and international companies that come settle in our city, not only stationarily, but as a business travel destination in order to attract companies and their employees to settle here in Alicante, a city with fantastic living standards&rdquo;.
