One of the major comprehensive rehabilitation projects signed in 2021 by Tétris as the general contractor and FLULLE as its installer is Arapiles 13, where a landmark 15,500m² office building spread over 20 floors rises in the heart of the Chamberí neighborhood in Madrid.

The property owner and project developer, after the departure of its long-standing tenant, aims to reposition the asset and update it in every way to make it an attractive and competitive property within the Madrid office market.

The project specifically addresses the structure and proposes an innovative conditioning of both the interior and exterior spaces. It also includes the complete replacement of the building’s systems and façade, improving the building’s conditions in terms of energy consumption reduction, restroom cores, elevators, and more.

FLULLE Installations is responsible for the execution of the new installations: Electricity and Lighting (including a new Transformer Station), Photovoltaics, Voice/Data, Security, Fire Protection, Plumbing and Sanitation, Heating and Ventilation systems—ultimately, an ambitious project that requires highly skilled professionals.

In addition, the implementation of the new tenant, UAX (Universidad Alfonso X el Sabio), was subsequently carried out, in which FLULLE  role was exactly the same as in the previous phase. We were responsible for the necessary installations to complete this implementation, which, like the building's rehabilitation, was awarded to Tétris.
