Today we attended Workplace Evolution 2026, an event organized by Grupo V&iacute;a and held at TRISON Madrid. The event focused on the evolution of workspaces, the quality of buildings, user experience, and the value that design, technology, and execution bring to new work environments. TRISON presents itself as a company specializing in transforming physical spaces into multisensory experiences through audiovisual integration, content, and technological solutions.
Beyond the interesting market analysis and trends presented during the session, the event held a very special added value for FLULLE: seeing how several of the projects, teams, and professionals who took the stage are also part of our own recent trajectory.
One of the most significant moments was the participation of Carlos Manzano Arquitectos, the firm associated with the Grupo Anaya headquarters project at Valent&iacute;n Beato 21. FLULLE acted as the general contractor for this project, handling all civil works, installations, finishes, and even furniture, in a 6,000 m&sup2; space developed for the publishing group's new headquarters. The project was commissioned by BNP Paribas RE, with Carlos Manzano Arquitectos collaborating on project development and management.
Also particularly noteworthy was the participation of Alejandro Ciudad, co-founder of ROTO Estudio, with whom we collaborated on one of the most unique flexible workspace projects in Madrid: LOOM AZCA. This project, executed by FLULLE and designed by Estudio ROTO Arquitectura, created a highly versatile corporate events and coworking space at Ruiz Picasso 11, with approximately 1,800 m&sup2; and the capacity to host events for up to 600 people.
The event also featured a presentation by Miguel Tello, who highlighted Madnum as one of the leading developments in the Madrid market. For FLULLE, this name holds special significance, as we carried out the fit-out of Utopicus Madnum at M&eacute;ndez &Aacute;lvaro 61. The project developed by FLULLE encompassed the complete adaptation of Utopicus's new flexible workspace on floors 8, 9, and 10, within a complex that combines design, technology, and premium services. In addition, FLULLE also completed 1,550 m&sup2; of common areas for Colonial SFL, complementing the main project.
These types of events reinforce an idea that we at FLULLE fully share: the modern workplace is no longer understood solely in terms of design or data, but rather as the ability to materialize complex spaces with quality, technical coordination, and a holistic vision. When, all in the same morning, studios, developers, operators, and projects we've worked directly with appear, it confirms our active participation in the conversations and realities shaping the present and future of the sector.
In short, Workplace Evolution 2026 has been an invaluable opportunity to listen to the market, identify where demand is evolving, and, at the same time, recognize that many of these success stories are also part of FLULLE's recent journey.

Yesterday we had the privilege of attending the guided tour organized by the AEO (Spanish Association of Office Architects) of one of the most representative complexes in Madrid's new corporate hub: MADNUM by Colonial SFL. Designed by Estudio Lamela, this space boasts over 90,000 m&sup2; of buildable area, 160,000 m&sup2; of constructed space, 35,000 m&sup2; of facades, 984 parking spaces, four independent buildings, 374 apartments, spacious common areas, and a wide range of dining options that complete this wonderful location.
The day began with a superb presentation by Jos&eacute; Mar&iacute;a &Aacute;lvarez, who highlighted the importance, and above all, the quality, of the office spaces currently being created, with an extraordinary level of detail and excellence. He also reminded us that offices are here to stay. Unfortunately, the average size of homes in Spain doesn't always provide an environment conducive to remote work. And that's where spaces like MADNUM come in, fulfilling essential needs for both companies and employees.
For our part, we couldn't be prouder, as Colonial entrusted FLULLE with the implementation of their Utopicus space across three floors of the MADNUM building. Furthermore, we continue to create new spaces such as The Social, the Auditorium, the Boreal Room, and the East Room: common areas that serve the entire complex and, as you can see, have achieved an exceptionally high level of quality and attention to detail.
Many thanks to Colonial for trusting FLULLE and to the AEO for organizing this magnificent event, from which we all emerged with a greater appreciation for the value of a job well done.

FLULLE has successfully completed a nighttime operation to lift and position a significant portion of the second-floor slab of the Madrid Sur Shopping Center using high-tonnage cranes and a logistical plan specifically designed to address the area's limited reach and space.
Due to the distances within the complex, there were areas where cranes positioned from the plaza (a fenced-off area operational during the day) could not reach the assembly zone. Therefore, it was necessary to carry out the operation from the street, using high-tonnage cranes with a large footprint and a wide working radius, to reach the final position of the pieces.
The operation was performed during the night shift, with very limited working windows. The team accessed the site at midnight, proceeding with the crane assembly&mdash;which took approximately 1 to 1.5 hours, depending on the specific requirements&mdash;and coordinating the arrival of gondolas carrying the materials. The lifting operation was then carried out in phases, following the operational sequence of "raising and tacking" each element, ensuring geometric control and the stability of the assembly.
In total, FLULLE has installed approximately 1,200 to 1,500 m&sup2; of the main floor structure, through two nighttime operations equivalent to the one documented in the images and videos.
With this type of operation, FLULLE reinforces its capacity to plan and execute unique maneuvers in complex environments, combining engineering, logistics, and on-site execution with a focus on safety, precision, and meeting deadlines.

Managed by an experienced team, this space centralizes the logistics of supplies and materials, meeting both the basic and specific needs of our worksites&mdash;covering everything from civil works to a wide range of installations (electrical, mechanical, audiovisual, specialized systems, security, etc.).
We maintain an extensive stock that includes essential materials such as scaffolding, signage, and safety barriers, as well as tools of all kinds&mdash;from the smallest instruments to large-scale machinery&mdash;and the parts and components necessary for every stage of the construction process.
Our warehouse also houses a dedicated area for FLULLE gear, where all clothing and personal protective equipment (PPE) for our workforce is organized and distributed.

At FLULLE , we are fully engaged in a particularly exciting project: the refurbishment of the Room Mate Macarena Hotel, right in the heart of Madrid. This intervention, which is being carried out while the hotel remains open to guests, presents both technical and logistical challenges that we are addressing with our usual hallmark: flexibility, efficiency, and a strong commitment to quality.
The work includes the architectural transformation of several rooms, which are being redistributed and modernised to create new, more spacious and functional spaces with high-end finishes. In addition, the plumbing and electrical systems are being completely renovated, while the existing HVAC systems are being adapted and integrated into the hotel's new interior design.
One of the most significant milestones of this intervention is the installation of a new elevator, located in a pre-existing shaft within the building. This new lift will provide more efficient internal connectivity between service areas, greatly improving the hotel staff&rsquo;s daily operations. It's a solution that optimises internal logistics and enhances the working environment for the hotel teams.
Working in such an iconic location as Gran V&iacute;a&mdash;and doing so in a hotel that remains operational&mdash;requires impeccable coordination and precise planning. Thanks to the commitment and experience of our technical and production teams, the project is progressing smoothly and with full guarantees.

FLULLE&nbsp;has been selected as the contractor for the development and execution of the UTOPICUS + THE SOCIAL project, promoted by Inmobiliaria Colonial Socimi, in the iconic Madnum building, located at M&eacute;ndez &Aacute;lvaro, 61 (Madrid).

One of the major comprehensive rehabilitation projects signed in 2021 by T&eacute;tris as the general contractor and FLULLE&nbsp;as its installer is Arapiles 13, where a landmark 15,500m&sup2; office building spread over 20 floors rises in the heart of the Chamber&iacute; neighborhood in Madrid.
The property owner and project developer, after the departure of its long-standing tenant, aims to reposition the asset and update it in every way to make it an attractive and competitive property within the Madrid office market.
The project specifically addresses the structure and proposes an innovative conditioning of both the interior and exterior spaces. It also includes the complete replacement of the building&rsquo;s systems and fa&ccedil;ade, improving the building&rsquo;s conditions in terms of energy consumption reduction, restroom cores, elevators, and more.
FLULLE&nbsp;Installations is responsible for the execution of the new installations: Electricity and Lighting (including a new Transformer Station), Photovoltaics, Voice/Data, Security, Fire Protection, Plumbing and Sanitation, Heating and Ventilation systems&mdash;ultimately, an ambitious project that requires highly skilled professionals.
In addition, the implementation of the new tenant, UAX (Universidad Alfonso X el Sabio), was subsequently carried out, in which FLULLE&nbsp; role was exactly the same as in the previous phase. We were responsible for the necessary installations to complete this implementation, which, like the building's rehabilitation, was awarded to T&eacute;tris.
We are grateful to T&eacute;tris for trusting FLULLE&nbsp;once again to accompany them in achieving another major professional challenge such as this one.

On this occasion we have worked to carry out the implementation of the LEXER offices in Madrid, an independent, technological and comprehensive leader in legal and recovery services for companies.
The firm decided to move its corporate headquarters in Madrid, occupying the entire new building owned by Barba Grupo Inmobiliario to the well-known street Gustavo Fern&aacute;ndez Balbuena 15, consisting of 6 floors above ground level and one underground parking lot.
The project to rehabilitate the building was in progress and they needed a strong Partner capable of taking charge of the implementation of the company in record time, with both works overlapping, and that was us.
We took charge of adapting all the facilities and generated new spaces to provide the appropriate response to Lexer's expectations. Closed spaces such as meeting rooms and offices, and the rest of the surface of the operating floors in Open Space format, as well as common spaces: two technical rooms, toilets, employee dining room and a reception area on the ground floor very representative of what the firm aims to evoke in its clients and employees.
We were able to successfully carry out the project. Both the Client, Owner and Project Manager Savills Spain, and the architects Colliers have been very satisfied with the work carried out by FLULLE and we are sure that we will continue working together in the future. For some time now we have been immersed in one of the most spectacular projects fully led by FLULLE&nbsp;in recent years. This is the Madrid Sur Shopping Centre (CCMS) located on Avenida Pablo Neruda in Madrid, opposite the Community Assembly. Built in 1998 and with more than 50 commercial premises spread over 3 floors and which has 3 floors of underground parking available for users, adding a total of 25,000 m&sup2; of gross leasable area and almost 80,000 m&sup2; of gross facilities.
The CCMS is undergoing improvements in its architecture and facilities that began with the project in 2023 and will continue over time until 2026. On this occasion, FLULLE&nbsp;, in addition to being the main contractor, is carrying out the engineering project work together with all the civil works and installations, both electrical and mechanical and derived from them. The work being carried out is the complete rehabilitation of the building with an extra floor for the new restoration of the centre, together with the architecture of all the premises and the common areas, opening up areas to the outside, creating spaces for terraces and open-air circulation, all with the CCMS open to the public and trying to have the least impact on users.
Along the way and in parallel, we are helping different clients established in the centre who have required our architectural, construction, rehabilitation and installation services for the implementation of their new spaces, thus giving added value to the centre and all its clients. This is one of our main commitments to our clients, to provide a comprehensive solution tailored to each of them.
With this, the CCMS seeks to reposition itself in the market with a great adaptation to the new times and needs of users, with a clear objective of being a reference in terms of leisure for citizens of the southern area of ​​Madrid.
From FLULLE&nbsp;we will continue to report on this macro project that will be active for the next 3 years and we will surely find great results along the way. One of the most exciting projects of late 2023 for FLULLE&nbsp;has been the renovation of the Hotel Europa on Calle del Carmen, in the heart of Madrid. In fact, one of the hotel's facades is part of the majestic Puerta del Sol, its legendary balconies are very characteristic every December 31st.
Why is it so exciting? It is a project that began with the replacement of the entire cooling and heating water distribution network. The air conditioning unit, climate emitters, variable cooling flow systems, duct and ventilation networks, central renovation and ACS repair (aerothermal heat pump) and everything related to electricity, regulation and control of the new systems have also been replaced. And we have continued with a host of different actions that are currently being worked on, such as replacing roofs or the future rehabilitation and improvement of the hotel's restaurant area.
We are very happy to be close to the hotel sector and to be able to help this great hotel that is a benchmark in the capital.
