The challenge: a flexible workspace that also works technically

The client, a fast-growing EdTech company, had defined together with their design team an office concept that was open, modular and ready for hybrid work. The layout included focus areas, project rooms, training spaces and social zones.
To make all of that work in real life, something less visible but absolutely critical was needed: a robust, flexible technical infrastructure, ready for future changes.
This is where FLULLE comes in. Our scope was focused exclusively on the execution of the building services installations, working alongside the general contractor and the design team to ensure that every design decision had the right technical response behind it

FLULLE’s scope: making the space possible through “the invisible”
As installer, FLULLE was responsible for the execution and commissioning of the main technical systems in the new workspace:
Power and lighting installation
- Power distribution for workstations, meeting rooms and technical areas.
- Electrical panels divided by use and zone.
- Lighting system prepared for different scenes, with dimmable fixtures adapted to occupancy and natural light.
HVAC and ventilation
- Adaptation of the existing system to the new layout.
- Ductwork, indoor units and supply/return elements integrated into the architectural design.
- Zoning by areas to match different uses (training rooms, open space, phone booths, etc.).
Voice, data and communications
- Structured cabling for fixed workstations, meeting rooms and high-density user areas.
- Well-organised comms rooms and racks to simplify maintenance.
- Integration with the client’s IT systems and provision of spare capacity for future expansion.
Life safety, security and control systems
- Fire detection and alarm systems, signage and evacuation control elements.
- Infrastructure for access control and CCTV according to client requirements.
- Coordination with the general contractor to ensure compatibility with partitions, doors and escape routes.
All with one clear premise: leave an orderly, accessible and easily scalable system that can support the evolution of the business without major construction works.




Modularity applied to installations
The modular concept of the office was directly reflected in how installations were planned:
- Routing designed to allow new branches and extensions without having to redo whole systems.
- Zoning by functional areas (teams, rooms, common spaces) so that reconfiguration does not affect the entire floor.
- Additional spare capacity and reserved points (power, data, HVAC) in areas where future growth is expected.
This way, if the client decides tomorrow to convert a work area into a training room or split a large meeting room into two smaller ones, the technical backbone is already prepared to handle it with minimal intervention.
Coordination with the general contractor and the project team
Although FLULLE worked only as installer, the project required close coordination with:
- The general contractor, to align installations with ceilings, partitions, raised floors and the overall construction schedule.
- Design team and Project Management, to validate technical solutions, solve unforeseen issues and ensure full regulatory compliance.
- The client’s IT provider, to make sure connectivity, redundancy and security needs were correctly integrated into the installation.
We worked with a milestone-based schedule, aligning our installation phases with the progress of the construction works to minimise rework and shorten overall project timelines.
Efficiency, maintenance and life cycle
Beyond simply “making it work”, FLULLE’s approach was strongly focused on real use and life cycle of the installations:
- Selection of solutions that make preventive and corrective maintenance easier (access to service points, organised tray systems and cabling, clear labelling).
- Energy efficiency strategy: dimmable lighting, HVAC zoning and readiness for energy consumption monitoring.
- Clean, tidy installation so that users perceive a professional, well-cared-for environment, including in technical areas.
Outcome: an office ready to evolve without stopping activity
Thanks to a technical infrastructure designed for flexibility from day one, the client now has:
- A workspace that can evolve in phases (new teams, new rooms, changes in work model) without major works.
- Installations that are tidy, documented and accessible, making maintenance and future interventions much easier.
- A robust backbone to support growth in headcount, services and digital activity.
At FLULLE we understand that, in projects like this, installations are the nervous system of the space: you don’t see them, but everything depends on them. Our role was to build that foundation with rigour, flexibility and alignment with the client’s and project team’s vision.
